Welcome to the BIG little Hotel (“the Hotel”), an adult-only boutique hotel located in the heart of Denver, Colorado. By making a reservation or staying at our property, you (“the Guest”) agree to comply with the following Terms and Conditions. Please read them carefully before booking.

1. Adult-Only Policy

• Our hotel is exclusively for guests aged 21 and older. No exceptions will be made.

• Valid government-issued identification is required at check-in for all guests.
   

2. Reservations and Payments
 

• All reservations must be guaranteed with a valid credit card.

• Full payment may be required at the time of booking, depending on the rate plan chosen.

• We reserve the right to pre-authorize credit cards prior to arrival.

• We report fraudulent transactions to authorities.
   

3. Check-In / Check-Out
 

• Check-in time: 4:00 PM

• Check-out time: 10:00 AM

• Early check-in and late check-out are subject to availability and may incur additional charges.

• We may offer self-check-in/out access. Guests will receive their access information on day of arrival.
   

4. Cancellation Policy

• Cancellation terms depend on your specific rate and reservation type. Please refer to your confirmation email.

• Non-refundable bookings cannot be changed or canceled.
   

5. Guest Conduct and Right to Refuse Service

To ensure a peaceful and respectful environment:

 

• We reserve the right to refuse service, deny entry, or remove any guest at our sole discretion, particularly if:
   

  • The guest is under the age of 21.

  • The guest displays disruptive, threatening, aggressive, inappropriate, or abnormal behavior.

  • The guest violates local, state, or federal laws.

  • The guest violates these Terms and Conditions.

• No refund will be issued if a guest is asked to leave due to misconduct.
   

6. Noise and Behavior Policy

• Our property values peace and quiet. Excessive noise, parties, or disruptive activities are strictly prohibited.

• Guests who fail to comply may be removed from the premises without a refund.
   

7. Non-Smoking Policy

• Smoking (including e-cigarettes and cannabis) is not permitted anywhere on the property.

• A cleaning fee of $250 or more will be charged for violations.

 

8. Damage and Liability

• Guests are financially responsible for any damages caused to the property, rooms, or furnishings during their stay.

• The hotel is not liable for lost, stolen, or damaged personal items. Guests should secure valuables accordingly.

 

9. Pets

• Pets are not permitted. Service animals, as defined by the ADA, are welcome.

 

10. Parking and Accessibility

• Parking is provided on-site for registered guests. Parking fee must be paid before check-in. We reserve the right to tow any vehicle parked illegally. The hotel is not liable for theft or damage to vehicles or contents.

• Parking access is from the alley on 13th Avenue. 

 

11. Privacy and Security

• Guest information is handled in accordance with applicable privacy laws and used solely for reservation and operational purposes.

 

12. Governing Law

• These Terms and Conditions are governed by the laws of the State of Colorado and applicable federal law.

 

13. Amendments

• The Hotel reserves the right to update or amend these Terms and Conditions at any time without prior notice. The latest version will be posted on our official website.
